New Construction vs. Resale in Stillwater: What It Actually Costs Right Now

Most people assume a new home costs more than an existing one. Right now, that's often backwards. Mortgage rates are at their highest point since January 2025, builders have homes to move, and they're competing on the thing buyers care about most: the monthly payment.

Here's what's happening nationally, what I'm seeing in Stillwater this month, and how to compare a new build to a resale home so you know which one actually costs less.

The Local Headline: Up to $20,000 From Ideal Homes This October

I spoke with Ideal Homes in Stillwater this week, and here's what they're offering for October 2026:

  • Up to $20,000 on field homes
  • Up to $10,000 on custom homes

One important detail: this is not a discount off the price of the home. It's an incentive of up to those amounts, and how much you can actually use depends on your financing guidelines. That's why two buyers can walk into the same sales office and come out with different numbers.

Ideal Homes builds in Park Valley and The Canyons, two communities I know well. I've closed 9 new construction homes so far this year, and 6 of my sales since 2024 have been with Ideal Homes, so I can tell you how these incentives tend to work in practice. Talk to me and your lender before you talk to the sales office, so you know what your financing allows. The timing matters too, since this offer is for October.

Why Builders Are Offering Deals Right Now

Builders can't wait for the perfect offer the way a homeowner can. A finished home sitting empty costs them money every month, so many are motivated to sell before they build more. National numbers from the National Association of Home Builders (NAHB) show how common that is:

  • 63% of builders are offering incentives like covering closing costs or buying down your mortgage rate.
  • 35% of builders are cutting prices, with an average reduction of about 6%.
  • Census and National Association of Realtors data shows a newly built home now typically costs about $40,000 less than an existing one nationally.

Those are national figures, and Stillwater is its own market, so your numbers may look different. That's exactly why it's worth comparing real homes side by side instead of assuming.

How to Compare a New Build to a Resale Home

When you put two homes next to each other, look beyond the list price:

  1. Your real rate. The rate you see in headlines isn't necessarily the one you'd get. Your credit, debt-to-income ratio, down payment, and loan type all change it, and only a lender can give you the real number. Getting pre-approved first shows you your true budget.
  2. The incentive, in monthly dollars. A builder-paid rate buydown or closing-cost credit can lower your payment more than a price cut would. Ask what each offer is worth per month, not just in total.
  3. What's included. Appliances, blinds, fencing, and landscaping vary by builder and add up quickly. I'll show you what each builder includes so you're comparing like with like.
  4. What's likely to need work soon. A new build comes with a builder warranty and fewer repair headaches on day one. A resale home may have a roof, HVAC, or water heater approaching replacement, and that's a cost to factor in.

And once you're under contract, lock your rate so a jump before closing doesn't raise your payment.

Don't Let the Builder Pick Your Teammate

This is the part most buyers don't know. The friendly rep in the builder's sales office works for the builder. Their job is to protect the builder's bottom line, not yours.

Your own agent flips that. As your agent, I can tell you whether a builder's price and upgrades stack up against other homes nearby, negotiate for a lower price, free upgrades, or a rate buydown, and make sure you don't skip a home inspection, which is worth doing even on a new build. Bring your agent with you the first time you visit a model home, not after you've already signed.

The Bottom Line

Rates are higher, and relief on rates could take a while. But waiting isn't your only option. With builders competing on price and incentives, new construction may be the better deal in Stillwater this month, and the only way to know is to compare the monthly payment on a new build against a resale home.
