New construction is one of the most popular questions I get from buyers moving to Stillwater - especially OSU parents and families relocating for work who want a move-in-ready home without the bidding wars of resale.
Right now, Stillwater has active new-construction communities from three builders: Lennar's Los Rancheros and Frye Farms (closed 5 sales with Lennar since 2024), Ideal Homes' Park Valley and The Canyons (6 closings since 2024), and Homes by Taber's Trophy Ridge, just down the road in Perkins. This comparison focuses on Los Rancheros, Frye Farms, and The Canyons - the three communities I get asked about most - and comes from actually walking buyers through the process, not just the builder brochures.
Los Rancheros is one of Lennar's Stillwater communities, offering their signature open-concept floor plans and included-features approach (no à la carte upgrade negotiations - what you see is largely what you get). It's a solid fit for buyers who want predictability in the building process and like Lennar's modern, low-maintenance layouts. The homes in this neighborhood are on larger lots, so if you are looking for more space between you and your neighbor, Los Rancheros delivers.
Also a Lennar community, Frye Farms offers a similar building experience and floor plan lineup to Los Rancheros but in a different part of town - so the choice between the two often comes down to location, lot preference, and what's actively available at the time you're shopping rather than a difference in build quality. This neighborhood is located on Western Rd, a main feeder street to Oklahoma State University, so this is popular among parents looking to purchase a home for the college student.
The Canyons is an Ideal Homes community and tends to appeal to buyers who want a bit more flexibility in design and finish selections compared to Lennar's more standardized approach. Ideal Homes has a strong local reputation in the Stillwater/OKC-metro market, and The Canyons has become a popular choice for both first-time buyers and OSU parent-buyers looking for something newer without the highest price points in town. Located on the north side of town, it offers peace from city life while still offering easy access to all your favorite amenities. Plus this neighborhood has a playground and walking trail, so you can enjoy the outdoors when the Oklahoma temperatures aren't too hot.
