Buying a Home Ann Morgan
There isn't one score that applies to every buyer, but 620 has long been the starting point for most conventional loans, and the right number depends on the loan type and the lender. Many buyers I talk to in Stillwater assume it's much higher than that. I am constantly asked can I buy a home with X credit score? Fannie Mae has also dropped its 620 minimum for loans run through its automated underwriting system, so more factors than a single number now come into play. Here's what lenders look for, what's changing in 2026, and why you shouldn't rule yourself out before you talk to a lender.
For many years, 620 has been the benchmark for conventional loans backed by Fannie Mae and Freddie Mac. Since November 16, 2025, Fannie Mae no longer requires a minimum credit score for loans run through its Desktop Underwriter system, and its underwriting looks at the whole credit picture, along with your income, debts, and the property. That doesn't mean any score will work, though. Lenders must still check your scores, and many set their own minimums. FHA, VA, and USDA loans have their own rules, and mortgage insurance companies can set requirements, too. A local lender can tell you exactly what applies to you.
People also tend to overestimate the number. Fannie Mae has surveyed buyers on this since 2015, and people consistently guess higher than the real starting point. As recently as 2023, the average guess was 652, according to Fannie Mae's research, as cited by Keeping Current Matters. That matters, because a renter who assumes their score is too low may never call a lender to find out.
For decades, mortgage lenders mostly used one score: Classic FICO. On April 22, 2026, the Federal Housing Finance Agency (FHFA) and HUD announced a change: Fannie Mae and Freddie Mac will accept VantageScore 4.0, FHA is moving to adopt it, and FICO 10T is expected to follow. Here's what that means:
One important caveat: this is rolling out gradually as lenders update their systems. Many lenders still use Classic FICO today, and your loan officer can tell you which score they use.
OSU parents. Many of the parents I work with buy with or for their student, and some put the student on the loan. College students often have thin credit files. As the newer models roll out, a student's on-time rent history could start to count, so talk to your lender about how each person on the loan will be scored. Students and young renters. Paying rent on time in Stillwater is worth more than it used to be. Building steady habits now can help you later, whether you buy here after graduation or somewhere else.
Families relocating to Stillwater. If you're moving for OSU, Stillwater Medical, or another job here, don't let a credit app talk you out of buying. Get pre-approved with a lender before you start house hunting so you know your real numbers. See Should You Rent or Buy in Stillwater, OK?.
The scoring models are new, but the habits that build good credit haven't changed. They help under every model:
Your credit score doesn't only decide whether you qualify. It can also affect your interest rate and the cost of mortgage insurance, and so your monthly payment. A lender can show you what a higher score would be worth, so you can decide whether it's worth waiting. What credit score do I need to buy a house in Stillwater, OK? For conventional loans, 620 has long been the benchmark, but Fannie Mae no longer requires a minimum score for loans run through its automated underwriting, and requirements vary by loan type and lender. A local loan officer can give you your real answer.
Does paying rent help my credit score for a mortgage? It can. The newer VantageScore 4.0 and FICO 10T models can include rent payment history, but only if it's reported, and the models are still rolling out. Ask your lender which model they use.
Why is my credit app score different from my lender's? Apps and lenders often use different scoring models, and a different model can produce a different number for the same person.
Can my OSU student help us qualify for a home in Stillwater? It depends on the loan and on each borrower's credit and income. Talk with a lender about who should be on the loan before you start shopping.
My best advice: don't make this decision from a chart, an app, or a friend's experience. A local loan officer can review your actual credit, explain what you'd need to qualify, and give you a plan if you're not there yet.
