New Construction Ann Morgan
Frye Farms is a Lennar new construction community in Stillwater with brand-new 3- and 4-bedroom homes, currently priced from about $218,000 to $270,000. It's a good fit for first-time buyers, families relocating to Stillwater, and parents buying a home for their OSU student. Here's what the homes offer, what Lennar is offering right now, and what to ask before you buy. Prices and incentives are as of October 2026 and can change at any time.
The sales office is at 2210 W. 30th Avenue in Stillwater. I'd be happy to meet you there and represent you through the new construction buying process. I've sold several new construction homes over the past few years, including 5 in Frye Farms this year, so I have a great working relationship with their sales team.
Lennar is currently offering:
Incentives are provided when using Lennar's preferred lender, if you are a cash buyer it's a $5,000 buyer credit.
Some homes are expected to be finished as soon as November, with more finishing over the winter and into early spring. About 20 homesites are left in the community. Incentives and availability can change at any time, so message me for the latest.
When I was showing homes to an OSU parent prior to the homecoming game last weekend, they were offering a refrigerator, washer and dryer with the homes as well...something I have NOT seen with previous sales.
Builders often offer incentives to help buyers with a purchase. They can include:
Incentives change often and usually come with conditions, such as using the builder's preferred lender or closing by a certain date. That's why it's worth asking for the current details before you visit.
Many parents start out looking for an older home near campus, then realize how much work it needs, which is a lot to manage from hours away. A new home can mean:
Ask about the builder's warranty coverage so you know what's included after closing. To run your own numbers, try my Buy the House, or Just Rent? OSU Parent Calculator. For more, see Is It Cheaper to Rent or Buy Near OSU?.
So far in 2026, I've closed 9 new construction homes and have one under contract for a December closing, and I check in with the sales consultants at Lennar and Ideal Homes every month to stay on top of their incentives. Earlier this year, one family I worked with was set on a resale until the inspection came back with more than they wanted to take on. We switched to new construction, found a plan that matched their bedroom and square footage needs, used a builder incentive, and closed before school started.
There's always an option out there. Knowing what's available makes it easier to find the right one.
