Visiting Stillwater for Homecoming? How OSU Parents Can Tour Homes in One Weekend

Yes, you can learn a lot in one weekend, if you go in with a plan. If you're in Stillwater for Homecoming and wondering about buying a home for your OSU student, the best use of your time is to decide a few things before you tour, look at the right things while you're there, and settle a short list of questions before you drive home. Here's the checklist I use with parents.

Before you tour

  1. Talk to a lender. Know your real budget and your real rate before you fall for a house. The rate in the headlines isn't necessarily yours, and a loan on a home your student lives in can have different terms than a primary residence.
  2. Decide your exit plan. Will you sell when your student graduates, keep it as a rental, or pass it to a younger sibling? The answer changes which homes make sense. See Is It a Good Idea to Buy a Home for Your OSU Student? 5 Questions to Ask First.
  3. Run the numbers. Try my Buy the House, or Just Rent? calculator and compare buying to four years of rent.

What to look at while you tour

  • Location. How far is it from campus, and how will your student get there? Drive it yourself, and look at what's nearby.
  • Layout. If your student will have roommates, count bedrooms and bathrooms, and check whether the layout gives everyone privacy.
  • Condition and upkeep. Look at the roof, HVAC, water heater, and floors. They matter more than paint, and they're repair bills you'd pay from a distance.
  • Resale appeal. Would the next OSU family want this home? Homes that are easy to sell protect you if your plans change.
  • New construction vs. resale. New homes come with a builder warranty and fewer early repairs, and builders are competing on incentives right now. Ideal Homes is offering up to $20,000 on field homes and up to $10,000 on custom homes this October, which isn't a discount off the price and depends on your financing. See New Construction vs. Resale in Stillwater.

Where I'd drive while you're here

When parents come to town to look, I don’t start with listings. I start with a drive. Seeing how far a neighborhood really is from campus, what the traffic is like at 8 a.m., and how the street feels on a Saturday tells you more than any photo. Here are the areas I usually send parents to first.

1. Close to campus
If your student doesn’t want to rely on a car, or parking passes are already a sore subject, start with the neighborhoods closest to OSU. These are mostly older homes, so you’ll trade some updates for location, but this is where your student can walk or bike to class and where rentability is strongest if you plan to lease rooms to roommates or hold the home after graduation.

2. Newer communities
For parents who want low maintenance and fewer surprises, I take them through Ideal Homes’ Park Valley and The Canyons and Lennar’s Frye Farms and Los Rancheros. I’ve helped clients buy in all four since 2024, so I know the floor plans, the HOA details, and which builder incentives are running right now. New construction is a great fit if you don’t want to manage repairs from out of state, but it does mean your student will be driving to campus, so time that commute before you decide.

3. A quieter, established area
Some students, especially upperclassmen, grad students, and vet students, want somewhere calm to study and sleep. So getting away from town or campus is a good option, so I would drive through The Canyons north of town off Perkins Road.

What to ask

  • What are the monthly costs, including taxes, insurance, and any HOA dues?
  • Does the seller or builder offer a rate buydown or closing cost help? See How Do Rate Buydowns Work?
  • How long has the home been on the market, and has the price changed?
  • What are the rules, if any, about renting it out later?
  • Who will handle repairs if something breaks while you're hours away?

What to settle before you drive home

  • Your budget, based on your lender's real numbers.
  • Your exit plan.
  • Who will manage the home day to day.
  • Whether you're buying now or waiting. If you need time, ask me to keep an eye on homes that fit, so you don't have to keep checking.

A note about game weekend

Homecoming is a busy weekend in Stillwater, with lots of traffic and full restaurants, so plan extra time between stops. If you can't fit tours in this weekend, you can still drive through neighborhoods and talk through your plan with me.

Where to start

I've helped 12 families buy a home for or with their student so far in 2026, and I've sold 5 homes for parents whose students had finished with them. If you'd like to talk it through this weekend or after, reach out. I'll help you work through the numbers and your plan. Go Pokes! 🧡🖤
