What Are the Best Neighborhoods in Stillwater for Families?

Moving to Stillwater Ann Morgan

The best neighborhood for your family depends on what you want in daily life: a playground, a pool, a trail, a gate, a bigger lot, or a newer home. Stillwater has many great neighborhoods, so I help families start with what matters most to them. Here are some that come to mind when I think about what families have asked me for over the years, grouped by what they offer.

Neighborhoods with a playground

If you have young kids and want a playground close to home, families often ask me about:

  • Traden Heights
  • The Canyons
  • Berry Creek
  • Fountain View

Each of these has a neighborhood playground.

Neighborhoods with a pool

If a neighborhood pool is on your list:

  • Berry Creek has a pool, along with its playground.
  • Parkview Estates has a pool, too. It doesn't have a playground, but it has a trail that connects to Boomer Lake.

Gated neighborhoods

If a gated entrance is important to you, take a look at:

  • Autumn Ridge
  • Kenslow Farms
  • Woodlake
  • Kelowana

And there are many more

These are only a few. Stillwater has neighborhoods with larger lots and smaller lots, newer homes and homes with character, and some within walking distance of parks or schools. [Optional: add one sentence naming a style or area you'd mention, or a link to your neighborhood search page.] I can narrow it down based on your budget, your home style, and your daily routine.

How to choose

  1. Start with your budget. Get pre-approved first, then see what each neighborhood offers in your range. Use my Buyer's Purchasing Power calculator to see what different rates mean for a monthly payment.
  2. Decide on new or established. New construction comes with a warranty and modern layouts, and established neighborhoods often have mature trees and character. See New Construction vs. Resale in Stillwater.
  3. Make a must-have list. Playground, pool, trail, gate, lot size, and walkability. Choose your top three.
  4. Drive it at your real times. Visit at the times you'd actually be there, such as weekday mornings and evenings.
  5. Check the costs. Ask about HOA dues, any neighborhood fees, and property taxes, since they vary by neighborhood.
  6. Choose your schools on your own. The school district your kids attend is a personal decision, and it's something I can't recommend. Contact the district to confirm the school zone for any address before you make an offer, and visit the schools you're considering. Click here for the District Map & Elementary Zones
