Down Payment Help for Oklahoma Home Buyers: What's Available and How to Get Started

Buying a Home Ann Morgan

You don't need 20% down to buy a home in Oklahoma, and there are several ways to get help with the money you do need. The right option depends on your loan type, your income, and your lender, so the best first step is talking to a lender before you start house hunting. Here are the main sources of down payment help, what they generally require, and how to get started.

Do you really need 20% down?

No. Many buyers put down far less. A 20% down payment avoids private mortgage insurance on a conventional loan, but it isn't required. Depending on your loan type, you may be able to buy with a lower down payment, and in some cases none at all. The tradeoff is usually a higher monthly payment and, on some loans, mortgage insurance. A lender can show you the numbers for each option. Try my Buyer's Purchasing Power calculator to see how rates affect a payment.

Five places down payment help can come from

1. Low-down-payment loans. Several loan types allow small down payments, and some allow none. Ask a lender about:

  • Conventional loans with low-down-payment options for qualified buyers
  • FHA loans, which allow a lower down payment than many conventional loans
  • VA loans, for eligible veterans and service members, which can offer no down payment
  • USDA loans, for eligible rural areas and incomes, which can offer no down payment

Requirements for each, including credit score, income, and property location, vary. See What Credit Score Do You Need to Buy a Home in Stillwater?.

2. Oklahoma Housing Finance Agency (OHFA) assistance. OHFA offers a down payment assistance program for buyers purchasing a home in Oklahoma. According to OHFA's website:

  • It provides 3.5% toward your total home loan amount at closing.
  • It's paired with a 30-year fixed-rate mortgage through an OHFA lending partner.
  • It's open to first-time and repeat buyers, and covers new construction and existing homes, statewide.
  • It works with FHA, HUD-184, USDA-RD, VA, and conventional loans.
  • Purchase price and income limits vary by product.
  • Other benefits can include lower-than-market rates, reduced mortgage insurance on conventional loans, and special rates for certain public employees, such as teachers, law enforcement, firefighters, EMTs, and state workers.

To use it, you need to work with an OHFA lending partner. Details like the limits, the terms of the assistance, and the credit score requirements aren't listed on OHFA's page, so ask a participating lender or call OHFA at 405-419-8207. Programs and limits change, so confirm the current details before you count on them. As an OHFA Blue Ribbon Agent, I've completed OHFA's training on its homebuyer programs, and I can connect you with a participating lender and walk you through the process.

3. Gift funds from family. Many loan programs allow a family member to give you money toward your down payment, with documentation such as a gift letter and proof of the transfer. The rules vary by lender and loan type, so ask before any money moves. Moving funds at the last minute can slow down or complicate an approval. 4. Seller or builder help. Sellers and builders can sometimes pay part of your closing costs or buy down your rate, which lowers your cash needs or your payment. Nationally, sellers gave a concession in 44.7% of sales in August, according to Redfin data cited by Keeping Current Matters. Loan programs limit how much seller help you can use, so ask your lender. In Stillwater, Lennar is currently offering a rate buydown incentive plus $8,000 or $10,000 toward your purchase at Frye Farms, depending on your loan type, and Ideal Homes is offering up to $20,000 on field homes and up to $10,000 on custom homes, depending on your financing. Incentives change often, so ask for the latest details. To see what seller help looks like on a resale home, two of my listings are offering it right now: 218 E Copper Canyon (up to $7,800) and 1122 E Swim (up to $7,200). Each page lets you pick how to use the help and shows your estimated cash to close and monthly payment. [Confirm both offers are still active before publishing.] See How Do Rate Buydowns Work? and Frye Farms in Stillwater: Lennar New Construction Prices, Floor Plans & Incentives.

5. Your own savings plan. If you're not ready yet, a lender can help you set a target and a timeline. Even a small change, like paying down card balances, can improve your options.

Don't forget closing costs and the cash cushion

The down payment isn't the only cash you need. Plan for:

  • Closing costs, which can include lender fees, title and insurance charges, and prepaid taxes and insurance
  • Inspection and appraisal costs
  • Moving costs
  • A cushion for repairs after you move in, since the first months of ownership often bring surprises

Ask your lender for a written estimate of the total cash to close, and ask me what seller or builder help might be available on the homes you're considering.

How to get started

  1. Talk to a lender first. Ask about low-down-payment options and whether you'd qualify for OHFA assistance. Ask for an OHFA lending partner by name.
  2. Get pre-approved, so you know your real budget and your total cash to close.
  3. Ask about incentives on the homes you like. A seller or builder may be able to help with closing costs or your rate.
  4. Compare the total cost, not just the down payment. A lower down payment can mean a higher monthly payment, so run the numbers both ways.
  5. Keep your finances steady. Avoid new debt or big purchases while you're buying.

Quick answers

How much do I need to put down to buy a house in Oklahoma? It depends on your loan type. Many loans allow much less than 20% down, and some allow none. A lender can tell you your options.

Does Oklahoma have down payment assistance? Yes. The Oklahoma Housing Finance Agency offers down payment assistance through its lending partners. Ask a participating lender for the current limits and terms.

Can my parents give me money for a down payment? Often, yes, with proper documentation. Rules vary by loan type and lender, so check before any money moves.

Can the seller or builder help with my closing costs? Often, yes, within your loan program's limits. Ask me about the homes you're considering.

Do I have to be a first-time buyer? Not for every program. OHFA's page says its down payment assistance is open to first-time and repeat buyers, but check each program's rules.
