Here's the honest, no-spin answer based on where things actually stand.
As of mid-August 2026, the average 30-year fixed mortgage rate is sitting around 6.7%, according to Freddie Mac's weekly survey. Rates dipped as low as 5.98% back in February, climbed through the spring and summer, and have leveled off in the high-6% range since. Most forecasters — including Fannie Mae and the Mortgage Bankers Association — expect rates to hover in the 6.3%–6.5% range through the rest of the year rather than dropping sharply.
What that means for you: if you're waiting for a return to 2021-era rates, that's not the realistic bet right now. Rates in the 6%–7% range look like they're the new normal for the foreseeable future, not a temporary spike.
