What Should You Know Before Moving to Stillwater, OK?

Buying a Home Ann Morgan

Stillwater is a college town of roughly 46,000 people, home to Oklahoma State University, about an hour's drive from both Oklahoma City and Tulsa. Newcomers usually find a historic downtown with shops and restaurants, plenty of outdoor space, a hospital with a full range of services, and a community that rallies around OSU. Here's what I'd want to know before moving here, from a REALTOR® who lives and works in Stillwater every day.

1. OSU shapes the rhythm of the whole town

With OSU's students, faculty, and staff, the school's calendar sets the pace. Home football weekends fill downtown and the roads. Move-in and graduation weeks are busy. Summers are quieter. It also shapes the housing market: you'll see plenty of rentals, parents buying homes for their students, and families moving here for jobs at the university and the hospital.

None of that is a problem, but it's good to know, especially if you're touring homes. Visit once on a game weekend and once on a quiet weekend, so you see both versions of Stillwater.

2. You have real choices in where to live

Stillwater has established neighborhoods and a growing number of new construction communities, so the right fit depends on what matters most to you: lot size, age of the home, commute, or what you can afford each month.

If you're leaning toward new construction, there are active communities from three builders: Lennar's Los Rancheros and Frye Farms, Ideal Homes' Park Valley and The Canyons, and Homes by Taber's Trophy Ridge just down the road in Perkins. I break down how new construction compares to a resale home in New Construction vs. Resale in Stillwater: What It Actually Costs Right Now.

3. The outdoors are a big part of life here

You don't have to leave town to get outside:

  • Boomer Lake has a 3.1-mile paved loop, about two miles from campus, with benches, pavilions, a playground, and a splash pad.
  • Lake McMurtry, about 10 miles from campus, has more than 30 miles of trails for running, biking, and hiking, plus fishing, kayaking, and campgrounds.
  • Lake Carl Blackwell, owned by OSU and off West Sixth Avenue, offers camping and trails and is a favorite for lake days.
  • The Botanic Garden at OSU, also off West Sixth, has gardens, paths, and a playground, and hosts free StillWonder pop-ups for kids on the fourth Saturday of each month.

4. Downtown is a real destination

Historic Downtown Stillwater covers more than 11 blocks of shopping, dining, coffee, and live music, plus the Downtown Stillwater Cultural District, which includes the Modella Art Gallery, the OSU Museum of Art, the Prairie Arts Center, the Stillwater History Museum at the Sheerar, and the Stillwater Public Library. Third Friday events happen every month, and it's one of the easiest ways to get a feel for the town.

5. Healthcare and schools: check both before you buy

Stillwater Medical Center is the area's hospital, with services including emergency care, cardiovascular care, cancer care, stroke care, and labor and delivery.

For schools, Stillwater Public Schools serves the city, but school boundaries depend on the exact address, so always confirm the zone for any home you're considering before you make an offer. I'm happy to help you check.

6. What to do first

  1. Get pre-approved. It tells you your real budget before you fall in love with a house.
  2. Decide what matters most. Newer vs. established, close to campus vs. more space, lowest payment vs. most house.
  3. Visit on two kinds of weekends. A game weekend and a quiet one.
  4. Ask questions. I'll answer them here or in the group below.

If you're thinking about moving to Stillwater, reach out. I'll help you compare neighborhoods and talk through what a payment actually looks like for you.
