How Much House Can You Afford in Stillwater? Monthly Payments at 4 Price Points

Buying a Home

At today's national average rate of 7.18%, a $240,000 Stillwater home costs about $1,463 a month in principal and interest with 10% down, a $343,160 home about $2,092, a $449,900 home about $2,743, and a $585,000 home about $3,567. Those numbers don't include property taxes, homeowners insurance, or HOA dues, and they change with your rate, credit score, and down payment. Here's how the math works for four homes I have listed right now, how much cash you'll need, and four ways to bring the payment down. Rates and prices are as of November 2026 and change often.

What the payment looks like at four prices

I picked four of my current listings, one in each price range, so these are real Stillwater homes. The examples assume a 30-year fixed loan at 7.18%, the national average from Freddie Mac the week of Nov. 5, 2026, with 10% down.

A bigger down payment lowers the payment, and with 20% down you usually skip mortgage insurance. A smaller one gets you into the home sooner, and Oklahoma buyers can often get help with it. See Down Payment Help for Oklahoma Home Buyers.

Four ways to lower the payment

1. A rate buydown. A buydown lowers your interest rate, either for the whole loan or for the first few years. As a rough rule, one point costs 1% of the loan and lowers the rate by about a quarter of a point. On a $308,844 loan (the Topaz home with 10% down), a 2-1 buydown, which lowers the rate 2 points in year one and 1 point in year two, would cut the payment by about $400 a month in year one and $205 in year two, and costs about $7,300 up front. Sellers and builders sometimes pay for it. See How Do Rate Buydowns Work?.

2. A seller credit. In a slower market, some sellers will offer money toward your closing costs or a buydown instead of cutting the price. For many buyers, the same dollars lower the monthly payment more as a credit than as a lower price. See What Are Seller Incentives in Stillwater?.

3. A different loan type. An adjustable-rate mortgage (ARM) usually starts at a lower rate than a 30-year fixed, with the rate changing later. More lenders are talking about them right now. See Adjustable-Rate Mortgages for Stillwater Buyers. Ask your lender to compare options side by side.

4. A stronger credit score. A higher score can lower your rate, and a rate even a fraction lower adds up over 30 years. See What Credit Score Do You Need to Buy a Home in Stillwater?.

For scale, with 10% down, every full point your rate drops lowers the payment by about $143 a month at $240,000, $205 at $343,160, $268 at $449,900, and $349 at $585,000.

What lenders look at

Your payment isn't the only number. A lender looks at your income, your other monthly debts (car payments, student loans, credit cards), your credit, and your down payment. Two buyers with the same income can qualify for very different amounts. The only way to know your number is to talk to a lender, and I'm happy to connect you with one. Buying for your OSU student?

If you're buying a home for your student, rental income can help, but lenders often treat investment and second-home loans differently, with different down payment and rate rules. Run the numbers both ways. My Buy the House, or Just Rent? OSU Parent Calculator shows when buying comes out ahead, and Is It Cheaper to Rent or Buy in Stillwater? walks through the math.

Frequently asked questions

How much house can I afford in Stillwater? It depends on your income, debts, credit, and down payment. As an example, at 7.18% with 10% down, a $240,000 home costs about $1,463 a month in principal and interest, and a $343,160 home about $2,092. Taxes and insurance are extra.

How much cash do I need to buy a house in Stillwater? Plan on your down payment plus closing costs, often about 3% of the loan amount. At $240,000 with 10% down, that's about $30,500.

What is the current mortgage rate? Freddie Mac's national average for a 30-year fixed was 7.18% for the week of Nov. 5, 2026. Your rate depends on your credit, down payment, and loan type, so ask a lender for a quote.

Can a seller help pay for my buydown? Often, yes. Some sellers and builders offer credits toward closing costs or a rate buydown. Ask before you write an offer, and ask about loan limits on how much a seller can contribute.

Is it better to wait for rates to drop? No one can say when rates will change. If rates fall later, you may be able to refinance, but prices can also move. See Does the Fed Control Mortgage Rates? for how rates work.
