When buyers tell me what they want in a Stillwater home, the same features come up again and again: appliances that stay, a storm shelter, neighborhood amenities, a seller credit, land, and rental potential. Only if the purchase contract says so. Built-in appliances like a cooktop, wall oven, or dishwasher usually stay with the home. Freestanding items like a refrigerator, washer, and dryer are often treated as the seller's personal property and can leave with them.
If you want them, make sure each appliance is listed in your contract, even if the listing says "all appliances stay." A home that includes them can save you a big expense in the same month you're covering closing costs and moving.

A storm shelter is one of the most-requested features in Oklahoma, and the type matters. You'll see in-ground shelters in the garage floor, above-ground safe rooms inside the home or garage, and shelters in the backyard. Each one has trade-offs in access, space, and how easily water gets in.
During your inspection, check the door and latch, ventilation, and any signs of water inside. Ask the seller whether the shelter has been registered with local emergency management so first responders know it's there. If a home you love doesn't have one, adding a shelter after closing is a common upgrade here.

Shared amenities like a pool, playground, or clubhouse give you more to enjoy without maintaining it yourself. They're usually paid for through a homeowners association (HOA).
Before you buy, ask what the HOA dues are, what they cover, and how often they've gone up. Read the neighborhood's rules too, since they can cover things like fences, sheds, parking, and rentals.

A seller credit is money the seller agrees to put toward your costs at closing. Depending on your loan, it can help cover closing costs, prepaid items like insurance and taxes, or a rate buydown.
Every loan program limits how much seller credit you can use, and the credit can't be more than your eligible costs. Talk with your lender early so you know how a credit would work for your purchase. A credit can also be part of the negotiation on any home, not only ones that advertise it.

Acreage outside city limits often comes with a different setup than a home in town. Find out whether the property uses a well or rural water, a septic system or city sewer, and which utility provides electricity. Then budget for inspecting each one.
Ask about any restrictions on the land, like what you can build, whether livestock is allowed, and any easements. Some rural properties are in USDA-eligible areas. Eligibility depends on both the property's location and your household income, so check with a lender to see whether you qualify.

Stillwater's rental demand is driven largely by Oklahoma State University, with students, faculty, and staff looking for housing every year. Leases here often follow the school calendar, so timing your purchase and lease start matters.
Before you buy, compare the property's expected rent to your full costs: mortgage, taxes, insurance, maintenance, and management. Check city zoning and any rules that apply to rentals. If you won't manage it yourself, line up a property manager before closing.
